More than half of Brisbane house advertisements name no price. In 2 situations the agent is barred by law from telling you

As of Monday 25 August 2026, there are 5,710 houses and townhouses advertised for sale across greater Brisbane, and 3,094 of them do not show a dollar figure anywhere. That is 54%. The single most common thing those advertisements say, in the box where the price should be, is literally the words For Sale. I keep a daily record of every Brisbane listing, so this week I counted what the price box actually says, which suburbs go quiet, and what happens to an advertisement after the number comes off. Then I went and read the Queensland Act, because the first thing people say about this is that it ought to be illegal.

Under $750k, more than 1 in 4 Brisbane sellers have already cut their price. Over $1.5m, only 1 in 7 have

As of Monday 17 August 2026, there are 5,374 houses and townhouses listed on the market across greater Brisbane, and fewer than half come with a price tag. Group the priced ones into price brackets and you'll quickly find that different sellers behave wildly different. For instance, in the under $750k bracket, more than 1 in 4 have already cut this campaign. Over $1.5m, only about 1 in 7 have, and nearly 1 in 4 up there has been sitting 60 days plus without moving a dollar. I keep a daily record of every Brisbane listing. This week I counted who is cutting and who is not, from the cheapest advertisements up to the dearest.

1,061 Brisbane homes have been for sale over two months without dropping a single dollar

As we know, property prices have slowed down significantly in Australia. Brisbane is not spared from it. Over the last 2 months we looked at property listings in every corner of Brisbane and found that 1,061 listings for houses and townhouses have been advertised for 60 days or more without dropping their asking price. Compare that to 484 listings which slashed their price tag at least once. The sitters that name a price centre on $1.2 million, and the freeze gets deeper as the price goes up. I keep a daily record of every Brisbane listing. This is what it shows.

We're a free data hub for Queensland properties. Each report is a second opinion about an address: edge cases worth knowing, plus benefits or lifestyle fit you might not have thought to check.

We pull every layer that matters for any QLD address (overlays, comparables, DA pipeline, schools, structure-level reads from aerial imagery) and consolidate them into interactive maps and datasets. All written in plain English that anyone can read.

Yes. Search any Queensland address and read the data: flood, bushfire, crime, development applications nearby, school catchments, sales history and more, straight from official registers. No card, no trial.

A free account adds two extra title checks on top: registered easements and covenants. The fully unlocked professional report is something buyers' agents provide to their clients, and that side keeps the lights on.

You can, but only so far, and only one property at a time. Done properly it means council overlay maps, the DA register, comparable sales, catchments, commute and cashflow, all gathered by hand for each address. Possible, but it does not scale past a property or two before the fatigue sets in.

General AI tools like ChatGPT can technically reach live QLD overlays, DA registers and parcel boundaries, but it is fiddly, so most people just paste in screenshots and ask for a summary. The risk lives in that summarising step: the material you gathered by hand becomes the input for hallucinations, especially on the free or cheaper models with no Queensland-specific training.

And both stop at a single address. A chat model cannot hold even one suburb's worth of data in its context, let alone aggregate it, so it cannot tell you what is actually true across a street or a suburb. Property X-Ray runs on the full Queensland dataset, so it answers at the property level and zooms out to the suburb level: every easement, DA, sale and overlay counted, not guessed.

Yes. PXR uses a Large Language Model (LLM) specialised for property analysis. Every fact in your report comes from official government registers (never invented, never guessed). The LLM narrates the findings, and has been taught not to speculate beyond the source data. Every claim links back to its source.

No. Our indicative price ranges come from a proprietary model trained on public sales data. PXR is a screening layer to inform your decision. It's not a valuation under the Property Occupations Act 2014 (QLD). However, it is always better to have another opinion about price.

Houses get the full treatment. Townhouses and units get a free strata overview instead: nearby unit and townhouse sales, flood exposure and the development applications around the block. Commercial addresses run the quick check (flood, bushfire, crime, school catchment). More depth for strata and commercial is on the roadmap.
